Jennifer Hayes on Turning Down Three Recruitment Offers, Building a Boutique Real Estate Firm, and What $200M in Sales Actually Taught Her

Jennifer Hayes spent eight years in mortgage banking before she ever listed a house. That background turned out to be her greatest competitive advantage. Today her boutique Johns Creek firm, Hayes Realty Group, consistently outperforms teams three times its size — not because of volume, but because of an obsessive commitment to doing fewer things better.

Jennifer, most agents get their license and jump straight in. You spent eight years in mortgage first. How did that shape who you became as a realtor?

It completely changed how I see a transaction. Most agents are thinking about the showing, the offer, the closing table. I am thinking about the debt-to-income ratio, the rate lock window, what happens if the appraisal comes in low and the buyer does not have the reserves to cover the gap.

I watched so many deals fall apart in mortgage because the agent did not understand the financial mechanics underneath the deal. When I got my license, I already spoke that language fluently. I could have a completely different conversation with my clients — one that was actually about their financial reality, not just their dream home.

You have been recruited by large national brokerages multiple times and turned them down every time. What are you protecting by staying independent?

The relationship. I know that sounds like a talking point, but I mean it structurally. When you are on a team at a large brokerage, you might have 30 active clients being managed by three different people. Someone is scheduling your showings, someone else is handling your contracts, and the client is never quite sure who their person is.

At Hayes Realty, you work with me or with an agent I have personally trained and vetted. I know your kids' names. I know why you are moving. I know what you are afraid of. That is not something that scales easily, and I have decided I am okay with that.

The Johns Creek and North Fulton market has gotten significantly more competitive. How do you stay ahead?

Preparation and speed. The buyers who are winning right now are the ones who have done the pre-work long before they are in competition. Fully underwritten pre-approval, not just pre-qualification. Capital ready for escalation. A clear ceiling they have thought through emotionally, not just financially.

I spend a lot of time before we ever write an offer helping clients really understand what their walk-away number is and why. If we get into a bidding war and they have not thought that through in advance, they make emotional decisions. Those decisions usually cost them money or heartbreak — sometimes both.

What do you wish more people understood about what a great real estate agent actually does?

That the house part is maybe 30 percent of the job. The rest is risk management, negotiation, timeline management, contractor coordination, emotional support, and frankly — knowing when to tell someone to walk away from something they have fallen in love with.

Anyone can open a door and say nice kitchen. What separates agents is what happens when the inspection comes back bad, when the financing wobbles, when the seller's attorney throws a curveball on the contract at 4pm on a Friday. That is where experience actually shows.
